VoC Taxation Rate - Notice

Community Notice – Taxation Rates Final Reading Date April 9th, 2024 (Zoom & In-Person)

Dear Residents,

We would like to inform you of the proposed changes to the Municipal Taxation Rate for the Village of Carmacks, which will be discussed at the Final Reading Date scheduled for April 9th, 2024.

1. Residential (primarily Urban Residential): A general tax rate of 1.5 percent of the total assessment.
2. Non-residential/Commercial/Industrial/Government: A general tax rate of 1.87 percent of the total assessment.
3. Country Residential: A general tax rate of 1.45 percent of the total assessment.
4. Unimproved/Speculative/Vacant: A general tax rate of 2.00 percent of the total assessment.

In addition to these adjustments, we have explored defined taxation rates to distinguish a reflective taxation rate between respective zoning ordinances. This includes proposing increased mill rates for all taxable Unimproved/Speculative/Vacant real property and Non-residential /Commercial /Industrial /Government real property.

Definitions for clarity:

• Residential: All classes of real property used primarily for residential use, excluding Country Residential, designated as RS1, RS2, RCM, RMH, OSP, or RSM on the assessment roll.
• Non-residential/Commercial/Industrial/Government: All classes of real property used primarily for commercial, industrial, and public purposes, designated as CMC, CMH, CML, CMS, INS, MHI, MSI, PRC, or QRY on the assessment roll.
• Country Residential: All classes of real property designated as REC or RSC on the assessment roll.
• Unimproved/Speculative/Vacant: All real property under any of the above designations with no assessed improvements or elapsed development permitting timelines.
